| During the last seven years I’ve had the opportunity to build, buy and sell

Island. This is truly a unique and special place. It’s relaxed and informal – a perfect family

The time to buy is now! The real estate market on Anna Maria Island (like the rest of the country) came to a halt late in 2005, and was quiet for months. Recently we've seen our high-end waterfront properties increase in value by 5% to 10%. However in the middle and lower range of the market, prices are off their 2005 highs by 20% to 30%. We are now in an opportune buying environment for all market categories, in part because quality properties are always characterized by their scarcity value, and sellers have become more realistic with their pricing. My colleagues at Island Real Estate & I are experiencing a spirited resurgence of buying activity, and we are confident that we have passed the bottom. The market is turning up, & we predict at the current absorption rate that it will take about 10 months before the supply and demand will be back in balance. |

The average occupancy & rate statistics for the first seven months of 2007 show both resorts out-performing the Island by a wide margin.
